December 2018 Market Stats
Median Sales Price in Ascension was $239,850. That is a little drop from November but still higher than December of 2017 then the median sales price in Ascension was $224,500. In November, the homes that sold were on the market for 65 days vs. the 69 days in December. Sellers were still able to walk away with 98.25% of their asking price. There seems to have been a little push to buy before the end of the year because our inventory dropped to only 3.93 months from the 4.5 months of inventory we had in November.
This leaves us with 614 homes on the market in Ascension Parish with a median list price of $275,000.

In East Baton Rouge Parish the December median sales was $220,782, compared to $199,900 last month. The days on market rose a bit to 71. Sellers in East Baton Rouge Parish are receiving 97.6% of their asking price which is holding steady.
EBR saw yet another slight slow down with only 317 homes closing in December versus 375 last month. The interesting thing is that they dipped into their inventory a bit to make those 317 closings happen. This leaves a 4.2 month supply of homes.
There are currently 1,673 homes on the market in these areas of East Baton Rouge Parish and they hold a median sales price of $260,000.
