Ascension Parish Market Stats
In May of 2019 Ascension Parish saw an average sales price of $260,503. This is an increase of 4% over May of 2018. Sellers saw their listings stay on the market 34 days longer than last year even though 34% more of the homes listed in 2019 sold than in 2018.
East Baton Rouge Parish Market Stats
In May of 2019, East Baton Rouge Parish saw an average sales price of $260,425. This is an increase of 2% over May of 2018. There was a 10.8% increase in total sales but the sellers were only able to walk away with 96.47% of their sales price which is 1% less than last year.
We have noticed that buyers are demanding that homes be in tip-top shape. Gone are the days of a buyer purchasing a home and fixing it up once they move it. They are very clear that they are looking for turn-key homes that have been immaculately taken care of. Spending some money upfront and pricing your home competitively will bring you, as a seller an express contract acceptable to you. Otherwise, be prepared to hang on and make some price cuts and give in to more negotiations than you were prepared for.
Even though we are seeing growth, appreciation is slowing. Keep that in mind, when making your purchase. Especially if you are looking to purchase an investment property or “flip” properties.
