We made it through the year-long month of April! Let's take a look and see how COVID-19 affected the local real estate market.

ASCENSION PARISH

Average sales prices in April 2020 were 12% higher at $274,466 over the April 2019 average sales price of $244,954. The Sale Price/List Price ratio remained steady at 98.68%. The average days on the market were down by 10 days to 62 in April of 2020 as well. That was the good news. The bad news is that new listings were down 23% while sales were down 24%. April is one of our busiest months. In 2019 we saw 225 homes enter the market in April. March 2020 numbers still look good despite the COVID-19 pandemic.

How is that? The houses that closed in March were already under contract before we were issued a Stay At Home Mandate. We will see the real effect of this pandemic when we look at the April numbers. I will tell you that we have seen a 50% decrease in showings, so expect some not so good news in April.

All that being said, as a whole, the industry feels that housing will bounce back quickly when this is over. There are a lot of pent up buyers that will be ready to make a move as soon as they can move around freely without worry about getting sick.

February 2020 brought a 1%YOY increase in sales price to Ascension Parish. We are seeing slow growth in Ascension in relation to what we have seen in the past. Affordability was becoming a real problem so slowing the growth is not such a bad thing.  There is an even number of three and four bedroom homes available with an average sales price of $296,963.

Ascension Parish

January 2020 brought a 1%YOY decrease in sales price to Ascension Parish. The number of new listings was down by only 13 and to counter that, there were eight more sales. The year is starting out with 491 properties currently for sale with an average list price of $308,139. If you are looking to purchase there is not a lot of negotiating room. In January, sellers were able to get 98% of their asking price.

Ascension Parish Real Estate 2019

Ascension Parish real estate was great in 2019. There were 2,334 homes listed in Ascension Parish in 2019 and 83.03% of them sold. That's 1,938 home sales in Ascension in 2019 compared to the 1,888 sales in 2018. More of the inventory moved in 2019 even though the homes sat on the market for almost a month longer. Continuing the good news, the average sales price was up 2% to $258,783. Interestingly enough, even though we hear that a four-bedroom home will sell better than a three-bedroom home, 1,017 of those sales were three-bedroom homes! Sellers saw their listings stay on the market a week longer than last year, with this year being 60 days. They also walked away with .37% less from their asking price than last year. There were six more homes sold this year than in 2018 as well. Rural homes (not in subdivisions) and Keystone of Galvez were the hot areas.
