Ascension Parish

January 2020 brought a 1%YOY decrease in sales price to Ascension Parish. The number of new listings was down by only 13 and to counter that, there were eight more sales. The year is starting out with 491 properties currently for sale with an average list price of $308,139. If you are looking to purchase there is not a lot of negotiating room. In January, sellers were able to get 98% of their asking price.

East Baton Rouge Parish

Ascension Parish Real Estate 2019

Ascension Parish real estate was great in 2019. There were 2,334 homes listed in Ascension Parish in 2019 and 83.03% of them sold. That's 1,938 home sales in Ascension in 2019 compared to the 1,888 sales in 2018. More of the inventory moved in 2019 even though the homes sat on the market for almost a month longer. Continuing the good news, the average sales price was up 2% to $258,783. Interestingly enough, even though we hear that a four-bedroom home will sell better than a three-bedroom home, 1,017 of those sales were three-bedroom homes! Sellers saw their listings stay on the market a week longer than last year, with this year being 60 days. They also walked away with .37% less from their asking price than last year.      Ascension Parish Market Stats

In August of 2019 Ascension Parish saw an average sales price of $264,620. This is an increase of 8.5% over July of 2018. Sellers saw their listings stay on the market 28 days longer than last year at 71 days. What this tells us is that some of the stale listings are starting to sell. Interestingly enough, sellers still walked away with 98.97% of their asking price. Looking at year over year, the average sales price in Ascension is up 6.6%. Pelican Point and Pelican Crossing were the hot areas. Keep watching that area, with the development of Conway it will continue to grow!

Remember, we had an increase of a little over 13% last month so the market is just leveling itself out. I have always said, the market is smarter than us! Sellers were able to walk away with 96.11% of their sales price which is 1% more than last year.

In June of 2019, East Baton Rouge Parish saw an average sales price of $288,626. This is an increase of 13.6% over June of 2018. You read that right! 13.6% increase! When you heard agents saying the market was HOT, they were serious! There was a 4.6% decrease in total sales but the sellers were able to walk away with 97.24% of their sales price which is 1% more than last year.
